What Drives DSCR Rates
10-year Treasury yield: the foundation of all mortgage rates. When Treasuries rise, DSCR rates rise; when Treasuries fall, DSCR rates fall. Lender spread: LYNK Mortgage's margin above Treasury; competitive lenders have 2.0-3.0% spread. Credit score: 620 adds 0.75-1.5%, 680+ gets base rate.
