What's Special About Michigan?
Michigan's rental market offers some of the strongest price-to-rent ratios in the Midwest, particularly in Detroit and Grand Rapids. Detroit's low acquisition costs and growing workforce produce DSCR ratios that qualify comfortably, while Grand Rapids' expanding economy and limited housing supply support strong rent growth. Michigan has no rent control, and landlord-tenant laws are generally balanced.
Detroit has attracted significant out-of-state investor interest for rental portfolios — homes under $100K are still available in established neighborhoods, though our DSCR loans start at $150,000, so they fit the higher-value rentals and 2-4 unit properties. Grand Rapids offers a different profile with more appreciation potential at moderate price points. Property taxes are the primary expense consideration and vary significantly by city and county, with Detroit's rate being particularly high.
Ann Arbor's university-driven rental demand and Lansing's state government employment provide additional DSCR opportunities beyond the state's two largest markets.
Detroit's property tax structure is the single most important variable in DSCR underwriting in the city. Detroit's total millage is among the highest in Michigan, and non-homestead (rental) property doesn't get the Principal Residence Exemption from the 18-mill school operating levy — so a rental pays roughly 18 more mills than the same house owner-occupied. On top of that, Michigan's Proposal A caps taxable value increases on a property while the owner holds it, but the cap resets at sale, which means a Detroit rental's tax bill after acquisition is usually higher than the bill the prior owner paid. We underwrite using the post-uncapping projected tax figure, not the prior owner's bill, because that's the number the investor will actually pay.
Local rental rules are worth understanding before buying. Detroit has a rental certification program, overhauled by an ordinance that took effect in January 2025 — properties must be registered with the City of Detroit's Buildings, Safety Engineering and Environmental Department (BSEED) and hold a current certificate of compliance to legally collect rent. Properties out of compliance can be cited, and tenants may be able to pay rent into escrow instead. Out-of-state DSCR investors who skip the certification step sometimes find their projected NOI doesn't match reality because they can't legally collect. The fix is operational, not financial — but it has to be done.
